Flat-Fee Agencies
There are a number of "no fee" or "flat fee" agencies in New York. Many of their listings will be for apartments you can find on your own in owner-managed buildings, but it may be worth it to pay the flat fee to have someone else provide you with the listings if you don’t have the time to look yourself.

Building Owners
Owner-managed buildings usually handle their own rentals; they will not charge a broker’s fee to rent apartments in their buildings if you contact them directly and don’t go through brokers they sometimes use. You can locate some yourself by looking for "managed by" plaques on buildings and by talking to doormen. Also, some newspaper ads that say "no fee" are for apartments in owner-managed buildings. Many local bookstores carry apartment rental guides on no-fee apartments. Be advised that there may be an application fee for some of these buildings; it could be anywhere from $50 to $250, still far lower than a broker’s fee.
